A Provisional BER Cert is carried out before a dwelling is built. This allows the purchaser of the dwelling to understand how energy efficient their home may be before it is actually constructed.

     

BERO advise a provisional BER cert to be obtained before constructing any dwelling. This will allow you to edit your plans to achieve a higher or better energy rating for your dwelling pre construction. Unlike the finished BER Cert this cert is not yet mandatory but is highly recommended.

 

A Provisional BER Certificate is valid for 2years

     

 

Average cost for a Provisional BER cert is only €150 depending on dwelling and size. This includes a full list of recommendations on how to increase the energy rating of your dwelling. A small fee of €150, that would future proof your home or investment.

A Final BER Cert is carried out once the dwelling has been completed but before the occupant moves in.

 

BERO use the Irish standard software 'Dwelling Energy Assessment Procedure' (know as DEAP) to assess the dwellings energy rating.

 

A Complete BER Certificate is valid for 10 years.

If dwelling has been altered in any way within the 10years a new BER cert is required as the energy rating of the dwelling would differ.

 

The Average cost for a full BER certificate is €280 + €25 SEI Fee. This includes a unique list of recommendations on how to improve your BER.  

 

 

 

 The DEAP software takes into account the following elements of the dwelling

 

  • External building fabric and insulation levels of walls, floors & roofs.
  • Size, shape & structure of the dwelling.
  • The amount, orientation, and energy performace of all external windows & doors.
  • Ventilation methods and air pressure test results.
  • Primary water and space heating systems & fuels.
  • Secondary space heating and domestic hot water heating systems.
  • Renewable energy sources (if present)
